A substantial property built in the
early 1800's and currently run as a
Residential Care Home registered for 33
residents. DFE Commercial
assisted in the initial negotiations to
purchase in April 2002 and successfully
financed the project for and on behalf
of clients. This is a typical
transaction for DFE Commercial

2. SALE OF RESIDENTIAL CARE & NURSING
HOME
We were recently instructed for and on
behalf of the vendors with regard the sale
of a trading Residential Care and Nursing
home, which had previously been valued at
£1.6 million by a major valuer. DFE
Commercial sourced a purchaser, who
agreed to pay £1.8 million. We subsequently
had the presentation re-packaged in our
standard professional format, acquiring an
open market value of £1.8 million having
sourced a willing purchaser. Unlike previous
selling agents, who indicated their fees at
circa £64,000 plus VAT, we sold the Care
Home for a flat fee of £15,000.
3. FINANCE
We recently re-scheduled the finance of a
successful trading group in the Residential
Care sector, arranging funding in excess of
£5 million and at the same time, gearing up
on enhanced open market values to provide an
additional income stream to purchase a
Residential Care Home for £1.1 million and
provide further funding in excess of £2
million for future purchases. Needless to
say, the group moved from strength to
strength and much of their recent
acquisition has been due to our financial
re-structuring. Funding was arranged at
1.85% over Bank Base Rate.
4. BUY TO LET
We recently re-scheduled the funding of a
large Nursing Home to facilitate the
purchase of 6 Buy to Let properties and a 45
bed 2 star Hotel in the centre of
Bournemouth
with a purchase price of £1.25 million. The
funding was arranged at 2% over Bank Base
Rate.
5. SALE OF RESIDENTIAL CARE HOME,
SOUTHAMPTON
DFE Commercial successfully
negotiated the sale of a 21 bed Care Home in
central Southampton with an agreed sale
price of £650,000. In addition to DFE
Commercial handling the complete
transaction including the raising of the
finance together with all valuations initial
reports, DFE Commercial also obtained
the purchaser and was able to offer a
discounted fee from a previously quoted
£19,500 to a flat fee of £10,000 for the
successful transfer.
6. BRIDGING LOAN TO SUPPORT A
QUICK COMPLETION OF A RESIDENTIAL CARE HOME,
BOURNEMOUTH UP TO 100% OF THE PURCHASE PRICE
USING CLIENTS EXISTING DOMESTIC DWELLING AS
ADDITIONAL SECURITY
DFE Commercial arranged funding in
excess of £500,000 to provide 100% funding
in bridging form for a quick completion on a
Residential Care Home. This was achieved by
secondary funding using the clients domestic
dwelling as additional security.
